As a BoroMela.com Certified Real Estate Sales Person, You will be working on behalf of BoroMela.com Limited. Your Role is to work as a middle person between the seller and buyer to buy and/or sell an apartment or land or office space. As a Real Estate Sales person you can help both the Property Seller and Property Buyers.
As a Real Estate Sales person the services you can provide to a Property Seller
You can provide following services to a property seller:
- Listing the property at BoroMela.com. You will list the property under your business name (e.g. Karim Real Estate Agency)
- Promote the listed property through email-campaign and other social media
- Collect market information on what price the similar kinds of properties are being sold in the same locality. This could be helpful for property seller to understand if he/she is listing the property below or above market price.
- Taking phone call from the prospective buyers on behalf of property seller (if owner wants to receive the call he/she can do the same)
- Receiving formal offer from buyers and placing it to the property owners
- Giving suggestions on other related issues to make the selling of property quicker and hassle free.
How BoroMela would charge to the property Seller and when do we charge?
A seller will not have to pay until the property is sold. Seller will only pay after a property gets sold. The commission would be 0.25% of the selling price of the property. For example if a property gets sold at Taka 20 lac the commission would be 0.25% of Taka 20 lac which is equal to Taka 5,000. Similarly for a property worth of Taka 50 lac the commission would be Taka 12,500
How much do you get as a Real Estate Sales person?
As a Real Estate Sales person, you will get up to 80% of the commission charged by BoroMela.com. For example if BoroMela.com charges a seller Taka 5,000, you will get Taka 4,000 out of this as Sales Person if you bring both the seller and buyers. If you have only brought the seller and another Real Estate Sales person brings the buyers for this property you will get 40% of the commission and the Sales person representing the buyer will get 40% of the commissions.
How do we make sure property seller would pay us after the property gets sold?
Once a property seller agrees to appoint you as the Real Estate Sales Person for their property you need to sign an agreement with the property owner which will legally bind the owner to pay BoroMela.com the payment after the property get sold. BoroMela.com will provide you the template of this agreement.
Services you can give to a Property Buyer
You can provide following services to a property Buyer:
- Provide the list of the available properties for sale
- Arrange appointment for buyer to view the property for sale
- Collect market information on what price the similar kinds of properties are being sold in the same locality. This would be helpful for property buyers to have an understanding of the market
- Provide other informational support to the buyers
- If buyer likes a property then help them preparing the formal offer to buy the property
How BoroMela would charge to the property Buyer?
Our policy is not to charge anything to a property buyer. The reason is the more buyers we can register with us the more sellers would be interested to list property through BoroMela.com. As a Sales person for a buyer you get a share of the commission we receive from the seller of the property. If a buyer buys a property not sold at BoroMela.com then you don’t get any commission on this.
